Our co-founder is a qualified interior designer, so we help ensure your cottage looks and feels right for the market. This can range from simple improvements to a complete refresh. However, the focus remains the same: helping your property present better, photograph we’ll maximise appeal and provide a strong guest experience.

Property Marketing

We position your cottage strategically within the Dorset market: how it appears online, how it is described, and how it is priced. Our co-founder has a background in marketing premium consumer brands and uses that experience to ensure each property stands out, tells its own story, and reaches the right audience.

How it Works

We start with a visit to your property and discuss how you’d like things to work, whether you currently manage it yourself or are looking for full support.

We review how your cottage is presented, how it should be priced, where and how it should be positioned in the market, and we will evaluate potential booking levels.

If you decide to proceed, we will organise everything: photography, styling and interior staging, videography, listings, pricing, and guest arrangements, so your cottage is fully prepared for launch.

From there, we manage bookings, guest communication, changeovers, and maintenance (where necessary), while keeping you updated and involved as much as you wish.

You’ll also have access to your own owner portal, enabling you to make owner bookings, monitor guest bookings, review performance, income, and key information whenever needed.

We usually operate on a commission percentage based on bookings, with no hidden charges or surprise extras. Since each property owner’s needs are different, fees are discussed after we visit your property so we can recommend the appropriate level of service. You will always know what you’re paying and what’s included before we begin working together.

Can we still use our own property?

Yes, absolutely. It’s your cottage. We simply block out the dates you’d like to use so bookings can be managed around them.

What is your typical changeover day?

Most cottages operate on a Friday, Saturday or Monday changeover, but this can vary by property and location. Generally, we recommend being as flexible as possible to maximise appeal.

What happens if a guest causes damage?

Accidents happen, and each case will be reviewed by us before involving you, unless otherwise instructed. We will handle guest communication, documentation, and aim to secure a resolution on your behalf promptly and fairly. Security deposits can be arranged for bookings if required.
