Experience the luxury and tranquillity of waterfront living with a stay at this unique 4 bedroom, 4 bathroom architect-designed holiday home at the prestigious Silverlake Estate in Dorset. Not only can you enjoy private access to the lake, you can also use the on-site outdoor heated pool and many other facilities. Swan Landing is a truly bespoke waterside holiday home where you can relax and unwind in beautiful surroundings close to the Jurassic Coast.

Named after the swans who regularly visit the jetty, Swan Landing is a wonderfully peaceful and serene holiday home where the overall feeling is of light and space. From all key living areas and three bedrooms, oversize glass windows and walls of patio doors provide unrivalled views of the water to the nature reserve beyond.

Ideal for families and groups of friends, Swan Landing has four Scandinavian-inspired spacious bedrooms on the first floor, three bathrooms on the first floor and a shower room on the ground floor. The master king sized bedroom includes an ensuite shower room and a private balcony, a double bedroom with ensuite shower room also has balcony access while the third bedroom has twin beds and access to a balcony from two elevations. The fourth bedroom includes two further single beds and a lower height toddler bed. Bedrooms three and four share a family bathroom with a shower over bath.

On the ground floor is a luxurious open plan living area with plenty of comfortable seating, a smart TV and a log fire for cosy nights in. The dining area can seat up to 10 people comfortably and the high-specification kitchen is fully equipped for preparing meals at home with a large fridge freezer, dishwasher, induction hob, combination microwave/oven and a Nespresso standard capsule coffee machine. Off the living area is a second TV room/snug and there is also a separate utility room in addition to the ground floor shower room.

Expansive bifolding doors across the whole of the rear of the ground floor lead to a large deck with lounge seating and a Weber charcoal BBQ for summer months. Beyond the deck is a lawned area which leads to the private jetty and the lake.

A travel cot and a highchair are available for guest use and a step stool for children to use. Please advise at time of booking if you require the cot bed made up or the cot and highchair to be made available for your stay. A cot mattress is supplied at this property, but not cot bedding.

There is plenty of parking to the front of the house for up to 4 cars, and free EV charging is also available. Please note that cables are not provided with the EV charger; guests are asked to bring their own connection cables.

Bikes, paddleboards and kayaks can be hired from the Activity Hub at Silverlake (for 2.5 hour sessions). Bike Hire can also be arranged for the duration of your stay through Curated Cottages (delivered to Swan Landing and collected after the hire period). E-bike tours, a private chef and yacht trips can also be arranged. If you fancy making use of the log burner during your stay, a fire pack including logs, kindling and firelighters can be supplied and for guests that will be barbequing, we can provide a BBQ pack. These items do incur a minimal extra charge.

Access to all the various facilities at Silverlake including the outdoor pool, spa, Restaurant, lake beach with pontoon, children’s play areas, cycle trails, the activity hub for watersports equipment hire, nature trails, tennis court, multi-use activity court and zip wire are just a short walk or cycle ride from Swan Landing.

For large groups, Swan Landing is situated next door to Reflections and both properties can be booked together to accommodate groups of up to 20 guests. Please enquire if you are interested in booking both properties as we can offer a multi property booking discount.

Need to Know

This property is self-catering. Guests are provided with a complimentary welcome hamper of local Dorset produce, a kitchen pack with cleaning cloths and basic supplies, an initial supply of toilet rolls and a toiletries pack per bathroom/cloakroom.
High quality 80/20 percale bed linens and luxury 100% cotton bath/hand towels are provided. Beach towels are not provided.

A travel cot with mattress and a highchair are available at this property. Please advise at time of booking if you require these to be made available for your stay. Bed linen is not provided for the travel cot; guests are requested to bring cot bedding.

Bookings at Swan Landing are subject to a £350 security deposit (card details retained).

A brand new state-of-the-art spa facility with a large outdoor heated pool, sunbathing areas, sauna, plunge pool and luxury spa treatment pods is launching at Silverlake from 1 August 2026. Use of the new Firefly leisure facility is free to guests during 2026 but will be chargeable from 1 January 2027. A stunning new restaurant will also be available to guests from 1 August 2026. Pre-booking of the restaurant is recommended.

From 1 August 2026, use of the new facilities and the restaurant will be subject to a booking system. Pool sessions are bookable in 1hour 15 minute slots.

We are still awaiting details of the new booking system and will update the property description as soon as the information becomes available. Similarly, we are awaiting details of the charges for the use of the facilities for 2027 bookings. All nature trails, cycle trails, lakes and beaches will remain free of charge for guest use.

Silverlake is a private estate, with regulations that guests need to be aware of and adhere to, including:
  • Feeding wildlife or wildfowl is prohibited
  • Parking is only allowed in the designated spaces for your property, or in the overflow car parks provided
  • Silverlake operates a quiet time between 11pm and 8am.
  • No stag or hen parties are allowed
  • No contractor bookings where guests will be commuting to and from work are allowed
  • Guests are asked to use buoyancy aids when undertaking any water activities on site and wear helmets when cycling around the estate
  • Dogs must be kept on leads other than in the designated dog walking areas
  • Silverlake recommends that guests do not swim in open water unsupervised
  • All activities undertaken at Silverlake are at the guests' own risk
Check in is at 4pm on arrival day during the months April - October inclusive.  3pm on arrival day November - March inclusive.  
Check out is 10am on departure day.

Location

Silverlake is a privately owned nature reserve holiday home estate between Weymouth and Dorchester, in easy reach of the Jurassic Coast and its beaches and attractions. Silverlake has acres of natural land to explore, an abundance of wildlife and freshwater lakes for swimming and water-sports.

In addition to an outdoor heated pool, spa and restaurant there are nature trails, cycle trails, a multi-purpose activity court, tennis and table tennis on site. There is also a sand beach at Beaumont Lake with freshwater swimming and a pontoon on the lake. Plenty to keep family and friends occupied whatever the season.
Although there is plenty to keep you occupied at Silverlake, the area around is worth exploring. Consider visiting the historic city of Dorchester famous for Thomas Hardy's birthplace, hiking the South West coast path, visiting Portland Bill lighthouse or enjoying hunting for fossils in some of the Jurassic Coast coves. There are many beaches within a few miles of Swan Landing, including the safe and shallow Weymouth beach, the natural pebble beach at Ringstead Bay, the dramatic scenery of Durdle Door and Lulworth Cove, or the expansive Chesil beach near Portland.
  • The nearest convenience stores are the Premier 21 Mount Skippet Way, Dorchester DT2 8TP or the Co-Op is in Crossways. Either are within 5 minutes drive from the property or 20-30 minutes walking. The closest large supermarket is Tesco's superstore in Dorchester (16 minutes drive)
  • The nearest pub is The Frampton Arms which is approximately 7 minutes by car or taxi, or 45 minutes on foot.
  • Dorchester town centre is 12 minutes by car
  • Weymouth town, esplanade and main beach is 20 minutes by car.
  • Nearest rail station is Moreton - 7 minutes by car.
  • Golf courses include Weymouth Golf Club, Came Down Golf Club and West Dorset Golf and Country Club
